Most go about this process backwards. Even if you’re “just looking”, you’re best to follow the process correctly. Otherwise, you’ll end up with the wrong people, a mismanaged process, or worse - a seller who refuses your offer.

When you’re ready to take it more seriously, reach out to your mortgage broker. Your pre-approval is vital if you’re making offers. We’ll play with the numbers some more. Interest payments, long vs short mortgage term, down payments, the works.
And, if you work with me, I can share trusted agents and advise on the pitfalls to streamline your process.

When we lock in your budget, we can start prepping.
While you set off to find your perfect property, you’ll also need to gather the required documents for the bank to provide pre-approval.
When we know what we’re doing, I’ll share the bank-specific list of requirements and start drafting the application forms.

Once the required documents are pulled together and the forms are prepped and signed, I’ll compile your case and submit it to your chosen banks.
While we wait for the credit team to process your application, you can arrange 2nd or 3rd viewings on your favourite homes.

When you’ve found the property and pre-approval is through, it’s go time. Your agent will work to draft your MOU and paper the deal between you and the seller, and we can get moving on final approval from the bank.
The process from here will vary case to case, but once we know what you’re buying we can plot out the process together.
