Dubai can be a bit archaic when it comes to wanting cheques for everything, and nowhere is it more prevalent than in the real estate industry.

When buying property in Dubai, you’ll likely be asked to create managers cheques, so here’s the full breakdown and everything you need to know.

What are Manager’s Cheques? 

A manager’s cheque (also called a banker’s cheque or cashier’s cheque) is a secure form of payment issued by a bank. Unlike a personal cheque, the funds are immediately withdrawn from your account and guaranteed by the bank. 

This makes it one of the most trusted payment methods for property transactions in Dubai. Developers, sellers, and the Dubai Land Department generally require manager’s cheques for payments because they carry no risk of “bouncing.” 

How Do I Get a Manager’s Cheque? 

1. Go to your bank branch (take your Emirates ID or passport). 

2. Ask for a “manager’s cheque request form.” 

3. Fill in the details: the amount, the name of the person or company you’re paying (called the beneficiary), and sometimes a reference (like your unit number). 

4. The bank takes the money from your account and issues the cheque. 

The cheques will be handed to you when you are at the branch. Please ensure you wait until approved by management, and the cheques are handed over. 

Manager’s Cheque vs Personal Cheque 

Personal Cheque – comes from your own chequebook. If there’s not enough money in your account when it’s cashed, it will bounce. 

Manager’s Cheque – comes directly from the bank. The money is secured in advance, so it’s guaranteed. 

That’s why manager’s cheques are a must for property deals in Dubai. 

How Long is a Manager’s Cheque Valid? 

Usually, six months from the date it’s issued. But in property purchases, the cheques are normally handed over and cashed right away during the transfer, so you don’t need to worry about them expiring. 

How Long Does it Take? 

Most banks can prepare a manager’s cheque in about 30 - 45 minutes. If you need several cheques, or a very large one, it might take a little longer. 

Manager's cheques need specific approval from the manager on site, so it’s best to attend your branch in the morning. 

Does it Have to Be From the Same Bank as My Mortgage? 

No. You can request a manager’s cheque from any bank account you have in the UAE, as long as the funds are in the account.

What Do I Do Once They’re Ready? 

1. Double-check everything – spelling of names, amount, and payee details. Small mistakes can cause delays. 

2. Share a copy with your agent or conveyancer 

3. Keep the cheques safe until the handover. 

4. Take them to your property transfer or blocking appointment 

5. Hand over the cheques as part of the transfer process, and in return, you’ll receive your  property documents and title deed.
